What you do today

The statement arrives once a year. You have three choices today, and all three are poor.

You pay it

This is what most tenants do. The statement is long, the year is busy, and the sum looks like last year plus a little.

You check it yourself

This is free and it works. You read your lease, you read the statement, and you build a spreadsheet. If you already do this, keep doing it and do not buy this.

You employ a surveyor

A specialist does the work well. The fee starts in the thousands of pounds, so it is worth it only on a large charge.

What the check looks for

Your lease decides what the landlord can recover. A professional standard for commercial service charges decides how he must present it. Its second edition took effect on 31 December 2025. We check both.

Costs your lease does not permit

We list each item in the statement against the words of your lease. Improvements, empty units and initial defects are the usual disagreements.

Your share of the total

We test how the landlord divided the cost between the tenants, and whether the shares add up to the whole and stay stable from one year to the next.

An estimate that became a bill

We compare what you were asked to pay in advance with what was spent, and we look for the balance that must come back to you.

What is missing from the statement

We name the documents you may ask for, and the parts of the statement that carry no explanation.

What we do not do:

Is this live?

No. It is in development. This page is how we choose the first companies. If you sign up, we contact you directly. You can tell us that it is wrong for you.

I rent one small unit. Is this for me?

Only you can say. The test is simple. If your yearly service charge is a few thousand pounds, one wrong item can be more than the fee. If it is small, read the statement yourself.

Is this a residential leasehold service?

No. This is for commercial leases only. Residential leasehold has its own law and its own services, and we do not work on it.

Do I have to give you my whole lease?

No. We need the service charge clauses and the schedule that lists the recoverable costs. You can remove the rest.

What happens to my documents?

We delete an uploaded document on request. We do not sell your data and we do not share it.
